The Navi Mumbai Municipal Corporation (NMMC) has asked the residents of 30-year-old structures to mandatorily conduct structural Audit of the building.
The civic body officials have been instructed to issue notices under section 265A of the Maharashtra Municipal Corporation Act (MMCA) to all such housing societies that have buildings which are over three decades old. The governing body makes structural audit mandatory for all such precarious buildings.
The societies need to appoint a competent authority to conduct structural audit and prepare the report. The report shall be submitted to the Concerned Department before March 31, 2024.
As per the recent survey conducted as per the norms of NMCA Act, the Navi Mumbai Municipal Corporation (NMMC) has found around 528 structures unsafe. The owners of these structures will be asked to submit a construction status certificate at the earliest.
The NMMC has sought list of projects from CIDCO and the civic Town Planning Department which are older than 30 years. The said buildings are required to get structural audit done only through NMMC approved engineers. The list of approved NMMC engineers is made available on the website www.nmmc.gov.in.
To avoid any mishap, loss of life and property, NMMC has directed that the owner and residents of such unsafe buildings shall vacate the property. Failing which the residents shall be held responsible for any incident.
To emphasize on the seriousness of this issue, NMCC has levied a penalty of Rs. 25000 if the housing society fails to submit the structural audit report on/before the due date.
